A budget will provide a in depth, month by month review of your HOA assessments. Please note, this budget is only for the Eastlake Condos (Sub-Association).
Audited financial statements provide the residents with the auditor's opinion that the financial statements are presented fairly, in all material respects, in conformity with the applicable financial reporting framework.
The purpose of a Reserve Study is to provide an educated estimate of the necessary reserve balance and allocation. The detailed scheduled will serve as an advanced warning that major projects will need to be addressed in the future and provide funding for those projects.
Recently the State Legislation passed Senate Bill 167, which stipulates how an Association insures the Association and mandates several changes that affect you, as a condo owner. Some of these changes will affect your personal coverage needs.

Maintenance and Landscape Information
Maintenance Responsibility Chart clarifies, per the Governing Documents, the items that are Homeowner and/or HOA responsibility.
Our landscape season begins March and end in November. Included in the maintenance is; weekly mowing/weeding, lawn aeration, Spring and Fall Clean Up and other items.

Currently the level of service for Eastlake Condos Association is as follows: once the storm has ended or 4" of snow has fallen, the snow removal company will be deployed and will remove snow and ice on your personal driveway, walkway and sidewalks surrounding your condo and apply calcium chloride (ice melt) as needed. The streets and alleys are cleared by South Jordan City.
Once the crews are mobilized, although they are working as quickly as possible, it can take several hours to clear the snow from all of your buildings.
The crews will be using different types of equipment including; plow trucks, atvs, snow blowers and hand shovels. It is important to note you will see the equipment crews at different times. For example; the atv will clear snow from the main walkway around your condo and the hand shovelers will follow them to clear the snow from your personal walkway. However, the hand shovelers may be an hour behind the atv. Different areas around your townhome will be cleared at different times.
This policy clarifies the procedures for removing snow after 70% of the budgeted amount has been used each year to avoid the snow removal budget from going into a deficit. Approved on August 25, 2010. Approved on August 25, 2010.
