Important Realtor Information 

  • Lawn Signs - Are not allowed in park strips, on windows or in common spaces. Cannot be more than 24"x24" or an advertisement. No more than one realtor sign is permitted. 
  • "Open House" Signs - Allowed only for the exact period of the operation of the open house activity and the sign is limited to one single sign placed adjacent to the "For Sale" sign on the property that is open for viewing.
  • Directional Signs - No more than three (3) non-branded single-post "Directional Arrow" type signs are allowed during the "Open House."
  • No handwritten sign information is allowed.

  • Closing Document Information - The Daybreak Community Association requires REALTORS use Homewisedocs.com to obtain all closing documents for homes within Daybreak.

Community Enhancement Fee

A key element in making Daybreak unique was the creation of a non-profit entity called LiveDAYBREAK, tasked with creating a culture where residents live more fulfilling lives. Each week there are several opportunities for residents to learn, volunteer and connect with one another. On the yearly calendar are events such as the New Resident Social, Summer Concert Series, Dragon Boat Festival and Pumpkin Regatta. To fund this organization, a one-time community enhancement fee of 0.5% of the gross sales price of the home is paid at closing and transfer of title.
